  1. How long do voluntary lockdowns keep people at home? The role of social capital during the COVID-19 pandemic 国際誌 査読有り

    Using data from over 80 million mobile devices, we create a city-by-day-level mobility index for the duration of the COVID-19 pandemic to analyze how voluntary prevention and policy compliance varies with social capital levels. We find that in the second year of the pandemic, both voluntary preventative activities and policy compliance were substantially reduced in areas with low levels of social capital but not in areas with high levels of social capital. Additionally, the impact of social capital is heterogeneous, and norms and culture may play a minor role in more developed and urbanized areas. Additionally, in Japan, the observed heterogeneity in behavior regarding supporting political parties was not based on ideology, position, or ruling status but rather on whether a party was a majority or minority. These results suggest that valuing conformity with others is an essential driver of behavior that benefits the community.

    This study proposes a spatial extension of mixed models of the analysis of variance (MANOVA), called mixed spatial ANOVA (MS-ANOVA) models. MS-ANOVA models have been used to evaluate the spatial correlations between random effects in spatial multilevel data in which observations belong to nested clusters. Because the proposed model can be regarded as a Bayesian hierarchical model, we introduce empirical Bayesian estimation methods in which hyperparameters are estimated by quasi-maximum likelihood estimation methods in the first step, and posterior distributions for the parameters are evaluated with the estimated hyperparameters in the second step. Moreover, we justify the asymptotic properties of the first-step estimator. The proposed models were applied to happiness survey data collected in Japan. Empirical results show that social capital, which can be interpreted as ‘the beliefs and norms by which a community values collective action and pursues activities worthy for the entire community’, significantly increases people’s happiness, even after controlling for various individual characteristics and spatial correlations.

  3. The value of scattered greenery in urban areas: A hedonic analysis in Japan 国際誌 査読有り

    This study investigates the impact of scattered greenery (street trees and yard bushes), rather than cohesive greenery (parks and forests), on housing prices. We identify urban green space from high-resolution satellite images and combine these data with data on both condominium sales and rentals to estimate hedonic pricing models. We find that scattered urban greenery within 100 m significantly increases housing prices, while more distant scattered greenery does not. Scattered greenery is highly valued near highways, and the prices of inexpensive and small for-sale and for-rent properties are less affected by scattered greenery. These results indicate that there is significant heterogeneity in urban greenery preferences by property characteristics and location. This heterogeneity in preferences for greenery could lead to environmental gentrification since the number of more expensive properties increases in areas with more green amenities.

  4. The effect of pollen exposure on consumption behaviors: Evidence from home scanner data 国際誌 査読有り

    Although seasonal allergies caused by airborne pollen are detrimental to physical and mental health and impair daily activities, their social cost is rarely discussed in the economics literature. Large amounts of airborne pollen can increase healthcare costs, reduce worker productivity, and force people to stay at home, thereby stagnating economic activity. This study uses daily purchase records from scanner data to investigate the effect of pollen exposure on consumption behavior. Exploiting the daily variation in the pollen counts at 120 observation stations in Japan, I find that consumption expenditure decreases by about 2% on days when airborne pollen is unusually high. Estimates using lagged consumption expenditures show that the reduction in consumption due to high pollen exposure lasts for more than a week. Furthermore, estimates using weekly and monthly panel data also indicate a pollen-induced decrease in consumption. This finding suggests that exposure to pollen may reduce total expenditure as opposed to merely delaying spending. It highlights the overlooked economic burden of pollen and seasonal allergies. Hence, urban planning to reduce airborne pollen and health policies to address seasonal allergies are crucial.

    This study investigates how disclosure of school quality information influences the behavior of students and parents. Using the event in which school-level test scores were first disclosed in October 2014 in Matsue City, Japan, I estimate the change in the effect of test scores on housing rent and population in a school district between pre- and post-disclosure. Following the disclosure of scores, the school catchment areas with higher scores witnessed a significant increase in the rents of apartments for families and the population of school-age children. These results provide novel evidence that disclosure of school quality information significantly impacts people's school and residential choice behavior.
